Standard Terms and Conditions of Temporary Holiday Accommodation

The premises are available to you for holiday purposes only and for the period stated on the receipt and confirmation.

Deposit Required

When a property is available a booking is confirmed on receipt of the applicable deposit. A deposit of 20% of the total tariff is required to firmly allocate your reservation. We will request this deposit at the time of confirming the availability. Deposits can be paid by direct deposit or bank cheque. If your deposit is not received within seven (7) days of our confirmation of availability, we reserve the right to allocate any reserved dates to another party without any further reference to you. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

Balance Due

The remaining 80% of the total tariff is required, in full, not later than 28 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re-let it.
If a booking is made within 28 days of the start of the proposed stay, we require payment in full within seven (7) days.

Cancellation Policy

A cancellation if caused by the guest, must be advised in writing and all cancellations are charged an administration fee of $190.00. If your stay is cancelled 57 days or more prior to your arrival, the remainder of the deposit will be refunded in full within seven (7) days. Should you need to cancel 29-56 days prior to your planned arrival, your deposit less administration fee will only be refunded if we are able to re-let the property for the same dates of your confirmed booking.  If your cancellation is advised 28 days or less prior to your confirmed date, the deposit and all other funds are non-refundable.

It is strongly recommended that you purchase travel insurance for any unforeseen emergency that may arise which results in you having to cancel your reservation or having to vacate the property prior to your confirmed departure date.

The Owners/Administrator will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

Minimum Stay and Inclusions

The holiday premises are available for stays of 3 nights or more only. (unless otherwise specified)

Arrival – Check-in is 2.00pm (14:00 hours) on day of arrival, unless prior arrangements have been agreed to in writing by the Owner/Administrator.

Departure - Check-out is no later than 10.00am (10:00 hours) on the departure day, unless prior arrangements have been agreed to in writing by the Owner/Administrator. All rubbish must be removed from the inside of the property and placed in outside bins provided. The used dishes are to be placed in the dishwasher and turned on. All used linen is to be placed in the laundry or the bathrooms. Your assistance to these requests is much appreciated. In general the property should be left in a tidy manner.
 
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions:

The number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.  Fees will apply for excess guests not agreed with the Owner/Administrator in advance.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your security deposit and/or additional payments.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of Security Deposit.

Damage, Breakages, Theft and Loss are the holiday tenant’s responsibility during their stay.

The Owner/Administrator does not cover your personal belongings under their insurance policy and therefore take no responsibility for loss or damage of personal belongings in or on the property, it is strongly recommended you purchase travel insurance.

Notification of any breakages, loss, damages or maintenance must be reported to the Owner/Administrator immediately. Any costs associated with the above, caused by you or your invitees are required to be paid on demand from the Owner/Administrator.

The Owner/Administrator will accept no responsibility for any inconvenience with machinery/appliance breakdown. The Owner/Administrator will best Endeavour to repair, replace or hire an alternative.

Linen
A change in bed and bathroom linen is undertaken for all stays in excess of 10 nights, unless otherwise stipulated, of which is included in your tariff. Should you require extra linen services or extra linen during your stay, prior arrangements should be made and the associated costs paid prior to your arrival.

Security Deposit

A Security Deposit is payable at the same time as the balance amount. This can be between A$200.00 - A$500.00. The Security Deposit will be refunded within 14 days in full, subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakages, loss of items, damage or excess cleaning requirements, extra guests beyond those declared ..etc. 

All linen is supplied including beach towels. The linen is provided as per the number of guests as advertised. You are responsible for the linen that has been provided and will be held accountable should any items be misplaced or damaged.

Keys & Remotes

The Security Deposit also covers the keys and remotes that are provided to you for the property. Please ensure that the correct number of keys/remotes are left with the completed and signed Security Deposit Refund Form. Key collection arrangements are made prior to your arrival. The Owner/Administrator will be at the property to ‘Meet & Greet’ you on day or arrival or alternative arrangement will be advised in writing or email.

Pets

Pets are not allowed unless specific arrangements have been made in writing with the owner. NO PETS ALLOWED

Validity

The tariffs are subject to change without notice. Tariffs are valid only for the dates shown. Bookings are protected against any increase once the relevant deposit and final payment have been received. All the properties are available for holiday rental only. No form of business, marketing or product sale is permitted without prior authority from the Owners/Administrator.

NOTE: Variations to these conditions may only be made by prior arrangements with the owner in writing.
